Standardizing Management for the Pax Sky System Starting in 2026

In December 2025, Fine Property Management (5PM), a property management and operations firm adhering to Japanese standards, announced a strategic partnership with the Pax Sky office rental system. According to the agreement, starting in 2026, 5PM will officially take over the management and operations of the entire Pax Sky system in Ho Chi Minh City.

In the context of an increasingly competitive office rental market regarding service quality, Pax Sky’s selection of 5PM is considered a move to enhance stability, safety, and operational standardization according to international standards.

Pax Sky is currently operating an office network across many prime locations in Ho Chi Minh City with a total area of over 31,000 m², serving more than 100 domestic and foreign enterprises. This serves as a foundation for implementing a synchronized management and operations model, aiming for a consistent experience for tenants.

According to the partnership agreement, 5PM will be responsible for technical management, safety and fire prevention, sanitation and landscaping, tenant care, and service quality control across the entire system. Simultaneously, periodic evaluation, control, and reporting processes will be applied to maintain stable and transparent operational quality.

In the initial implementation phase starting in 2026, 5PM will focus on reviewing and upgrading critical technical categories, standardizing operational procedures at each building, and gradually applying technology to monitoring, receiving feedback, and processing tenant requests.

Notably, Fine Property Management is currently also tasked with the management and operation of the Ascent Lakeside apartment project in District 7, a luxury residential project in the South of Ho Chi Minh City. Simultaneously deploying multiple projects across different segments is seen as the basis for 5PM to apply management experience, service quality control, and consistent operational standards when taking over the Pax Sky system.

According to a 5PM representative, the goal of taking over the Pax Sky system is to build a sustainable operational foundation, enhance the office usage experience, and create a safe and professional working environment for the business community during the 2026–2030 period.
